Los Alcázares is a municipality in the Region of Murcia, independent since 13 October 1983, when it separated from Torre-Pacheco and San Javier. It has 20,408 residents (INE 2025). Buying in Los Alcázares: Murcia’s tax rates

Note that Los Alcázares is not in the Valencian Community but in the Region of Murcia, where the rates differ. A new home pays 10% VAT plus 1.5% AJD, so 11.5% in taxes; including fees, allow roughly 12.5–13.5% of the price. A resale would pay 7.75% ITP (since 25 July 2025), as only the developer’s first sale of a home carries VAT. A cost estimate based on Alicante rates would therefore be wrong here.
