Pilar de la Horadada property: the southern tip of the Costa Blanca

Pilar de la Horadada is the southernmost municipality in Alicante province, on the border with the Region of Murcia. For anyone looking at property for sale in Pilar de la Horadada, that matters: you are still in the Valencian Community, with its tax rates. You will sometimes read that Pilar de la Horadada or Mil Palmeras are in Murcia; they are not, and it changes the tax calculation. Independent since 30 July 1986, when it separated from Orihuela, the municipality marks 40 years in 2026. The town centre sits a little inland, while the coast includes Torre de la Horadada and Mil Palmeras.

Six beaches hold the Blue Flag in 2026: Del Conde, Higuericas, Jesuitas, Mil Palmeras, Puerto and Rocamar. The Club Náutico Torre de la Horadada has around 539 berths. The area lies between Alicante–Elche airport and the Region of Murcia airport.

Villas, bungalows and apartments for sale

Most homes here are new builds: villas, bungalows, apartments and penthouses, off-plan or key-ready, alongside resales. On new builds we provide after-sales support. To compare with other areas, browse all our villas for sale.

Buying in Pilar de la Horadada: taxes and steps

New build: 10% VAT and 1.4% AJD. Resale: 9% ITP for deeds signed from 1 June 2026. Only the developer’s first sale of a home carries VAT; any later sale is a resale and pays ITP instead. Notary, registry and gestoría fees come on top, as explained in our guide to buying costs. Remember to get your NIE before signing. The fee for issuing an NIE is €9.84 (form 790, code 012). We recommend an independent lawyer and help with the NIE and power of attorney.
