Villamartín property: golf, the plaza and the southern Costa Blanca

Looking for property for sale in Villamartín (often spelt “Villa Martin”) means looking at one of the best-known parts of Orihuela Costa. The area belongs to the municipality of Orihuela, in Alicante province, and grew up around the Villamartín golf course, which hosted the 1994 Mediterranean Open. At its heart, Villamartín Plaza brings together bars, restaurants and shops right next to the course. The beaches of La Zenia are a few kilometres away, and Alicante–Elche airport is within easy driving distance.

Villamartín keeps a human scale: the INE population unit “Villamartín” counts 929 registered residents within Orihuela Costa. Our partner Costa Blanca Sales, active since 2000, has its office right here in Villamartín.

Apartments, villas and houses for sale in Villamartín

The homes listed in Villamartín are resales: apartments, detached villas, houses and a few bungalows. The advantage of buying resale is simple: you see the actual home, its orientation, the development and the neighbours before you commit, and you can usually move in sooner than with a new build. If outdoor space comes first, also browse all our villas for sale on the Costa Blanca.

Buying in Villamartín: taxes and paperwork

Villamartín is in the Valencian Community. On a resale, transfer tax (ITP) is 9% for deeds signed from 1 June 2026 (it was 10% before). Notary, land registry and gestoría fees come on top, so allow roughly 10.5–11.5% of the price in total. Our guide how much buying property in Spain really costs breaks this down. Every buyer also needs an NIE before signing: read the role of the NIE when buying in Spain. The fee for issuing an NIE is €9.84 (form 790, code 012). We recommend an independent lawyer and help you with the NIE and power-of-attorney paperwork.
